NJ 35 begins at the entrance to Island Beach State Park. Here, it is known as Central Avenue. It is a divided road with parking in the median. There is one northbound lane and two southbound lanes.

There is a grade-separated interchange with NJ 37, which begins here and crosses over Barnegat Bay to Toms River. Use the right two lanes to exit or the left two lanes to stay on NJ 35.

Skipping about half a mile to the north, NJ 35 is once again routed along a pair of parallel one-way streets. Northbound traffic follows Cincinnati Avenue. There is a turnaround providing access to Ocean Road (NJ 88).

The railroad tracks for the North Jersey Coast Line of New Jersey Transit are just to the right along this stretch. There are traffic lights at Washington Avenue and Atlantic Avenue, which are erroneously signed as CR 10 and CR 69, although neither actually has a county route number.
